Skylights on flat roofs are installed by all kinds of contractors — window installers, general renovators, shingle roofers. And unfortunately, when a skylight installation leaks, it rarely drips politely: it leaks a lot, straight into your ceiling, and often quietly for months first.
The reason is almost always the same: the installer wasn't skilled in flat roof systems and manufacturer requirements. A flat roof membrane must tie into the skylight curb in a very specific sequence, with system-matched materials — and installers who don't live in flat roofs improvise it.
The classic story: a "small" leak, ignored — then ceiling marks appear, and by the time we open it up, the deck around the skylight is rotted.

When water shows up under a skylight, everyone blames the unit — the glass, the seals, the frame. In reality, skylights themselves very rarely leak. Modern units from quality manufacturers are factory-sealed and tested; the glass is the most reliable part of the whole assembly.
In most cases the real failure is the curb flashing — the membrane and metal work where the skylight meets the roof, done without the flat roof system's required sequence, primers, or laps. Homeowners replace perfectly good skylights and keep the bad flashing… and the leak stays.

Skylight installation questions
My skylight is leaking — do I need a new skylight?
Probably not. Skylights themselves very rarely leak — modern units are factory-sealed and tested. In most cases the real failure is the curb flashing: the membrane tie-in where the skylight meets the roof, done without the flat roof system's required sequence. We diagnose the curb first, because replacing a good skylight over bad flashing leaves you with the same leak and a bigger bill.
Why do flat roof skylights leak more than sloped-roof ones?
They don't — badly installed ones do. Flat roof skylights are usually installed by contractors not skilled in flat roof systems and manufacturer requirements, and water sits at the curb instead of running off. When those installations fail, they fail big: hidden leaks that rot the deck and stain ceilings before anyone notices. Installed to spec by a flat roof specialist, a skylight is as reliable as any other roof detail.

Can you add a skylight to my existing flat roof?
Yes — retrofit installations are routine for us. The opening is framed properly, the curb built to spec, and the new flashing tied into your existing membrane with system-matched materials. During a replacement is the ideal moment, but a well-executed retrofit is watertight either way.
My ceiling has marks around the skylight — how bad is it?
Ceiling marks mean the leak has been running for a while — and the deck around the skylight may already have rot. We open the curb, assess the deck honestly, repair what's damaged, and rebuild the flashing to spec. Caught now, it's a repair; ignored longer, it becomes structural.
