Like every roof, a flat roof is more than a waterproof lid — ventilation and insulation are part of the roof system itself. When that combination is wrong (blocked airflow, missing vapour control, insulation gaps), warm interior air condenses inside the cold assembly.
The result is Toronto's most misdiagnosed problem: "leaks" that aren't leaks at all. Stains appear, drips form, mold grows — with a membrane in perfect condition. Roofers who don't check ventilation replace those roofs; the "leak" returns the next winter, because it was never a leak.

Why did other roofing companies find nothing wrong with my leaking roof?
Because a visual walk-around only finds visual problems. Failures hidden in scupper assemblies under parapets, inside the insulation, at skylights, or in exterior walls are invisible from the surface. When the visual is clean but the leak is real, the inspection must escalate — thermal imaging, smoke testing, targeted water testing — until the roof gives an answer. That's the difference between looking and diagnosing.
What determines which inspection method you use?
The roof itself: its age, how it was installed, whether it complies with manufacturer requirements, and what each step of evidence shows. Most problems surface during the expert visual and 50+ point checklist; thermal imaging follows when nothing is visible; smoke and controlled water tests resolve the most complex cases.

Five zones, point by point: membrane and seams; details and flashings (terminations, skylights, AC curbs, doors and windows); drainage including scuppers and overflow paths; structure and assembly (deck, layers, insulation moisture, ventilation); and interior evidence. The output is a verdict on the roof's state, effective age, and whether it can be repaired.
Can a "roof leak" really come from somewhere other than the roof?
Frequently. Door and window areas, skylight flashing, exterior stucco and masonry, and parapet walls all produce interior water stains that look exactly like roof leaks. Water travels — it enters in one place and appears in another. That's why we inspect the building's water management as a whole, not just the membrane.
What does ventilation have to do with my flat roof?
Everything. Ventilation and insulation are part of the roof system — a flat roof needs to breathe. When the combination is wrong, interior humidity condenses inside the assembly and produces "leaks" that aren't leaks: stains, drips, and mold with a perfect membrane. It's Toronto's most misdiagnosed roof problem, and it's solved with ventilation, not roofing.
