Toronto's Residential Reality

Flat roofs here come in all shapes and forms.

Toronto's housing stock spans a century of flat roof construction — and every decade built them differently. We work across the whole spectrum, daily:

🏚️
Older homes — no slope, sagging, ponding

Built with little or no slope, decks that have sagged over decades, and ponding that eats membranes alive. These need structural honesty before roofing: deck repairs and re-sloping, not just a new surface.

🏠
Mid-era semis, rowhouses & bungalows

Multiple old roof layers stacked over the years, tired drainage, and details patched by four different roofers. We remove every layer, repair the deck, and rebuild it right.

🏡
The newest builds — modern and complex

Architectural rooflines, terraces, parapets, skylights, and mixed shingle-to-flat designs. Beautiful — and demanding exact detailing to manufacturer requirements.

One Contractor, The Whole Roof

Everything a residential flat roof needs.

🔧Repair · Replacement · Restoration

Whichever your roof genuinely needs — decided by inspection evidence, not a pitch. Repairs, full replacements, and overlay restorations.

📐Re-Sloping & Deck Repairs

Complete multi-layer removal, structural deck repairs, and permanent slope correction — two methods, chosen for your roof (details below).

🧱Insulation

Assessed, specified, and installed — including custom-fabricated tapered insulation measured to your exact roof for built-in slope and code-level R-values.

🌀Solar & Regular Vents

Solar-powered and conventional roof vents installed and flashed to spec — the breathing your flat roof assembly needs to stay dry from the inside.

🔩Custom Sheet Metal

Drip edges, parapet caps, counter-flashing, and scuppers — fabricated custom for any residential roof, so every termination fits your building, not a catalogue.

💧Drainage & Overflow Correction

Drains, scuppers, and eavestrough handoffs built and maintained so winter overflows never reach your walls. See our drain repair service.

Our Structural Specialty

Re-sloping: two ways to give an old roof new geometry.

Ponding and sagging aren't membrane problems — they're geometry problems, and no membrane survives bad geometry for long. After complete removal of every old layer and any needed deck repairs, we correct the slope one of two ways:

New plywood deck and curbs built during a flat roof re-slope in Toronto
Method 1 · Carpentry

Tapered sleepers + new deck

We frame tapered sleepers over the structure and build a brand-new plywood deck at the correct slope — true structural re-sloping. The right call when the existing deck is tired, sagging, or the roof needs its geometry genuinely rebuilt. Full carpentry in-house.

Method 2 · Custom Fabrication

Measured, custom-fabricated tapered insulation

We measure your roof precisely and have tapered insulation custom-fabricated to those measurements — slope built into the insulation package itself, adding R-value and drainage in one layer. The efficient choice when the deck is sound and the problem is purely slope.

Included in every re-slope:

Complete removal of all existing roof layers — however many decades stacked them up — machine-assisted and hauled in wheeled trailers, never bins · structural deck repairs where rot or sagging is found · drainage repositioned or corrected so the new slope actually delivers water where it should.

Every Residential System

All four systems — repair, replace, or restore

Multi-Ply Modified Bitumen

Toronto's residential standard — torch-applied redundancy that owns this city's freeze-thaw. Our daily bread.

TPO

Heat-welded, reflective single-ply — repaired and installed with hot-air welding, never glued shortcuts.

EPDM

Rubber membrane repaired the way EPDM demands: primered, taped, cold-applied — thousands of Toronto homes still rely on it.

PVC

Chemically resistant, welded single-ply — rising on modern builds, detailed to manufacturer spec.

Insulation + Ventilation, Assessed Together

Winter is when bad roofs confess.

Every winter, Toronto homeowners call us about "leaks" that aren't leaks at all. A flat roof is a system — and when insulation and ventilation aren't balanced, winter exposes it two ways:

  • Winter condensation — interior humidity condensing inside a cold, under-ventilated assembly: stains, drips, and mold with a perfect membrane
  • Winter overflows — ice-dammed drains and scuppers backing meltwater over flashing heights and into the house

That's why every residential assessment we do reads insulation and ventilation together — solar and regular vents placed where the assembly actually needs them, insulation corrected to keep the dew point out of your roof. It's the difference between roofing and understanding roofs.

FAQ

Residential flat roofing questions

My old flat roof has ponding and feels soft — can it be fixed?

Almost always, yes — but honestly. Ponding is a slope problem and softness suggests deck damage, so the fix is structural: complete removal of the old layers, deck repairs, and re-sloping — either tapered sleepers with a new deck (carpentry) or custom-fabricated tapered insulation measured to your roof. A new membrane over bad geometry is money wasted.

Which flat roof system is best for a Toronto home?

Multi-ply modified bitumen is Toronto's residential standard and handles freeze-thaw superbly. PVC is rising on modern builds, TPO suits reflective needs, and EPDM still serves thousands of homes. We work in all four, so the recommendation comes from your roof's evidence — not our inventory.

What's the difference between your two re-sloping methods?

Tapered sleepers + new deck is true structural carpentry — the choice when the existing deck is sagging or tired. Custom-fabricated tapered insulation is measured to your exact roof and builds the slope into the insulation package — the efficient choice when the deck is sound and only the geometry is wrong. Both include full layer removal and deck repairs as needed.

Do you make the sheet metal too?

Yes — drip edges, parapet caps, counter-flashing, and scuppers custom-fabricated for your roof. Stock profiles rarely fit older Toronto homes properly, and the metal details are where most roofs actually fail.

Why does my flat roof only cause problems in winter?

Two reasons we see constantly: condensation (interior humidity condensing in an under-ventilated assembly — not a leak, and no membrane fixes it) and ice-dam overflows at drains and scuppers. Both are prevented by assessing insulation and ventilation together — which is part of every assessment we do, including solar and regular vent placement.

Repair, restoration, or replacement — how do I know which I need?

You don't have to guess — our 50+ point inspection determines the roof's state, age, and repairability, and you get the evidence with a straight recommendation. Repairs extend life 5–10 years when the roof qualifies; overlays deliver new-roof lifespan at a fraction of cost when it's sound; replacement when the math honestly demands it. Payment always after independent inspection.
